Job Description

LiveNjoy Residential is looking for a Make Ready / Maintenance Technician to join our team!

This is a full-time position with compensation ranging based on experience and the size of the property. The Make Ready / Maintenance Technician role is responsible for overseeing and maintaining the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, emergency maintenance, and construction/renovation projects.

Responsibilities:

  • Clean up grounds, office, vacant units and perimeter of property daily including all trash, cleanliness/tidiness, landscaping if required and any other minor help (including cleaning the pools)
  • Inspect the property throughout the day to remove trash, debris, and droppings and ensure all common areas and amenities are neat and free of trash
  • Trash out, assist in preparing a parts list and do the make ready for all vacant units upon move out to prepare for the next resident to move in
  • Ability to paint and fix all types of sheetrock repairs
  • Assist Property Manager in daily property inspections to determine problems and necessary maintenance issues including monthly light checks and other safety related inspections
  • Assist Property Manager in monitoring inventory of materials and equipment and inform someone as needed
  • Maintain neat, clean, and organized maintenance shop and storage areas
  • Report any concerns or hazardous conditions immediately to the Property Manager
  • Ability to efficiently prioritize and run multiple work orders or service requests daily
  • Coordinate, schedule, and perform preventative maintenance on equipment and units
  • Coordinate, schedule, and perform all make ready in a timely manner
  • Ability to examine, troubleshoot and repair/replace all major and minor pool items, pumps and understand how the system works and how to maintain the proper chemical levels.
  • Minor plumbing repairs to perform the make ready involving faucets, toilets, tubs etc.
  • Minor electrical repairs and replacement of light fixtures and related items
  • Perform other duties assigned

Requirements

Requirements:

  • 200 units and 4+ years experience as a Make Ready, Maintenance Technician or related role
  • High School Diploma or Equivalent required
  • Customer service experience
  • Must have a valid driver’s license
  • Must be flexible and dependable
  • Must be a team player

Physical Requirements / Working Conditions:

  • Prolonged periods of sitting, standing, and walking throughout the workday
  • Push, pull, bend, stoop, squat, kneel, climb stairs, and reach above shoulders
  • Must be able to lift and / or move up to 50 pounds
  • Must be able to work indoors / outdoors or in extreme weather conditions
  • Must be able to work weekends and/or evenings
